Centennial Hills Real Estate Market Update- With the best values in the valley homes are moving quickly! With 667 Active properties for sale, 583 are Contingent /Pending, with 416 of those not being Short Sales. That means it is only a 6 week inventory of available homes for sale in the area. 236 homes sold last month; demand is high. Next month sales may even double!

These numbers do not include the New Construction Developments currently available/ sold. There are many builders to choose from in the Skye Canyon area is you are considering new construction including  a new release of homes in Skye Canyon Master Planned Community this weekend. The Centennial Hills Area/ North West Las Vegas Real Estate Markets are HOT! And it’s not just the Las Vegas Summer Weather.

 

Here are your latest Centennial Hills/Skye Canyon Statistics

With only 732 available homes on the market, and homes selling at a 52% rate of closing last month, there is less than a 7 week available inventory in the Centennial Hills Area. This is great for home sellers in the area, because demand is high and inventory is low.  If you are considering selling, we can help you get your home sold quickly and for top dollar. Currently there are 475 homes under contact that are considered traditional sales with an additional 188 short sales under contract, and 382 homes that sold in the past 30 days. If you are a home buyer considering a move to the area, now is the time to get in on the market before rates increase and affordability drops.

Sales in the 89149, 89131 and areas around Providence are brisk and busier than in the Summerlin community (if you can believe that!) The area has some of the best values in the Las Vegas valley; prices must move upward with this kind of demand. Home buyers need to not wait. It will cost you money if you do.

Skye Canyon- Honoring a Fallen Officer Allen Beck- Community Park to be Named After Him

"Halfway between the bright lights of Las Vegas and the tall timbers of Mt. Charleston, a groundbreaking 1,700-acre community is coming to life... It’s called Skye Canyon." Skye Canyon is located in the Northwest of Las Vegas, just off Highway 95 and Horse Road. And it won't be long before there is a new park in the area to enjoy.

A local police officer's life will be honored by the "re-naming" of this park as it is built. Indian Hills Park will soon be under construction at Horse Drive (Soon to be Skye Canyon Park Drive) and Brent Lane; and rather than naming the park, Indian Hills Park as originally planned, the park will be named after the late Police Officer Alyn Beck, who lost his life his life in June 2014, while serving the Las Vegas community. 

 
The re-naming of the park came about after his death, when his wife, Nicole, called City Councilman Steven Ross (of Ward 6) inquiring about when the completion of the park would take place. After that, the name change was decided at a June 2015 City Council Meeting. "What better way to honor our fallen officer than to name a park after him, and in a community where his family lives and wife runs by daily."

The 10.5 acre park, will be easily accessible to the nearby master planned community of Skye Canyon, currently under development. Pulte Homes and Woodside Homes of Nevada will be hosting an open house, model home preview event on August 1st. You can learn more about the development of this park, and other Sky Canyon amenities underway, such as Skye Center with swimming pool, splash park, activities and fitness centers, sports field, greenhouse, coffee and juice bars by attending the model home event, or by giving David Radcliffe and his team a call.

The Cliffs- Summerlin Village is Now Under Construction 

It's been nearly 11 years since Summerlin has broken ground on a new community development, (the last community was The Mesa in 2004) and just last week (June 10th) Howard Hughes Corporation turned over new dirt in the community now called the The Cliffs. Located near Hualapai and  Patrick, at the southernmost end of Summerlin near Bishop Gormand High School, this community encompasses Faiss Middle School and Wet & Wild Water Park just off Ft. Apache at Warm Springs. Summerlin Master planned community is a 25,000 acre community, with over 100,000 residents that started construction in1990. With an expectation of housing more than 100,000 more residents before the project is complete, they are excited to build 40,000 more homes and 11 more villages (neighborhoods). There are currently 853 active homes in the Centennial Hills area, 733 are contingent or pending (a big spike from last month), 356 closed homes in the Centennial Hills area in the last 30 days; now is the time to buy and it’s a hot seller’s market with high demand for properties in the area.

We are contributors to the UNLV Economic Department and we see the new home builders are showing their confidence. New homes are rapidly being built in the area; the construction index is way up and showing a sustainable recovery. 89131 and 89149 zip code areas are some of the best values in the city, with great homes, and reasonable prices per square foot.
