Some of the best home values in Las Vegas are in the Centennial Hills community and surrounding area (zip codes: 89166, 89149, 89131, 89130, 89143).

Centennial Hills Market Statistics show there are currently 745 Available Properties/ Homes for sale in Centennial Hills and surrounding area. Of the 745 homes for sale, 514  of the homes in the area are under contract. In the Last 30 Days, 335 homes have sold in Centennial Hills; that is less than a 90 day inventory in the area. So demand is high and supply is low. It makes it a great time to sell your home or reinvest and purchase a new home. Because values are so great, buyers are benefiting from great rates and builder incentives and options.

There are currently 853 active homes in the Centennial Hills area, 733 are contingent or pending (a big spike from last month), 356 closed homes in the Centennial Hills area in the last 30 days; now is the time to buy and it’s a hot seller’s market with high demand for properties in the area.

We are contributors to the UNLV Economic Department and we see the new home builders are showing their confidence. New homes are rapidly being built in the area; the construction index is way up and showing a sustainable recovery. 89131 and 89149 zip code areas are some of the best values in the city, with great homes, and reasonable prices per square foot.

The Centennial Hills area of Las Vegas covers the  zip codes 89166, 89149, 89131, 89130.  

We are increasing our area update to include a broader area: West to 89166, Southeast 89149 and North 89143.

Sold Homes

1000 homes went into contract in one week (just 2 weeks ago) it’s a huge increase over the usual sales for the area. Spring is her in Las Vegas, the temperatures are heating up and the market is moving quickly.

Active/Available Homes in Centennial Hills: 854 active Single Family Residence homes for sale, 704 contingent/pending (lot of these are short sales); and 315 homes sold in last 30 days.

Available Homes

With less than a 30 day inventory, it is a very brisk market up here in the Centennial Hills Area. Search Centennial Hills area (zip codes 89166, 89149, 89131, 89130) for available homes now. We are seeing some of the best values in the valley with big hones, lower prices, and infrastructure with schools and shopping.

Land & Investment

Keep in mind the Radcliffe Group sells both Residential and Investment Real Estate, and we are seeing lots of investment activity in the purchase of land, North of Sky Canyon (off the 95 highway). Lots of investor activity means it’s not the bottom of the market up here anymore, but there is still time to purchase and, this is where the heavy hitting investors are purchasing. There is great news to share about the community: Currently the area is booming with tons of construction underway with great views. The development of the Skye Canyon community is moving along well. It’s a 19,000 acre development with 9,000 homes to be built. Investors anticipate there will be more construction north up to the Horse area off US 95, creating great investment opportunities. The other piece of great news is the flood control project is almost done- finally. This is great news for residence and anyone commuting in the area on a wet day.

Centennial Hills Las Vegas Real Estate Market Update: It’s the end of year, and that means  builder close outs, huge savings, call for details and let us help find you a real deal, we are here to help! Motivated sellers and deals are available, let’s unwrap this awesome real estate gift.

With 293 active homes for sale in Centennial Hills, 157  homes listed under contract/ contingent & pending, 71 properties closed last month, we see a slight slowing in the area, and that’s generally expected this time of year.

We are watching new construction starts, as land purchase prices are approximately at $400,000 an acre, this will impact Centennial Hills area. Builders won’t be able to pass the same cost off to buyers as they can in Summerlin and Green Valley. We feel the construction starts will slow for this reason in the area. The Skye Canyon community is moving along with lots of offsite builds and will continue well into 2015. Build projects with land already purchased will continue to do well with build outs. If the land is already purchased, the builders won’t get hit with the rising prices, but they still may pass on the costs to the purchaser.

Centennial Hills residents will be happy to know the flood control project is very close to finishing, expected completion is January 2015.
