Las Vegas Real Estate Market Statistics June 2015
Great things are taking place in the Las Vegas valley.
Currently there are 8,975 Available
Properties & Homes for Sale in Las Vegas. With 7,192 of the Homes for Sale
in Las Vegas currently under contract/pending; 80% of the homes on the market
are under contract to be sold. It makes it a great time to sell your Las Vegas home
because demand is high and supply is low. Give us a call, we would be happy to

Of the 7,192 homes under
contract, 67% or 4,815 of those are not short sales. So, that shows that less
than a third of the properties under contract around town are short sales. This
indicates we are back in a traditional market. A traditional market means the odds
are in the favor of, and much easier for, first time home buyers and those families
looking to get into a home using financing verses a market where investors with
cash offers were beating out those who had obtained financing
to purchase a Las Vegas home.
In the last 30 Days, 2,962 homes
have sold in the greater Las Vegas area. Of those, 793 sold using cash (27%); while
other financing made up the majority of the market. With 886 Las Vegas homes
sold using FHA financing (30%), 249 with VA financing (8.5%), and 979 (33%) homes
sold in Las Vegas with Conventional financing, you can see the market has
shifted back to a traditional real estate market. We saw this coming in our Crystal
Ball reports.

issues come up in today’s Las Vegas real estate market because they are frequently
coming in low and under contract value. We
are challenging appraisal values and requesting appraisal reconsideration and filing complaints against Appraisers, where
necessary, so your property can sell for its highest dollar possible, not at
what an Appraiser wants it to be valued at. You may experience an appraisal
problem if we push the market for its highest and best; rest assured, it’s Okay!

the low $500K’s, both near Gorman High School. Soon we will be releasing a
new video on the Foxtail community, premiering on the North West Side of
Summerlin; Toll Brothers just broke ground on The
Cliffs in Summerlin Village near Wet & Wild on the southwest side of
town; and the area off Horizon Ridge in Henderson is booming as well.
