Considering New Construction?

Think twice before you take a look at model homes this weekend. Model home sales representatives will help make you feel at home, but it's important to know they work on behalf of the builder, not your best interest. It's important to know that when you walk into a model home or new construction development office, without your Realtor on the first visit, you could be limiting your resources on how you can be represented in a real estate transaction. Why does this happen? The builder wants you know you have an established relationship with a Realtor- if not they wont let you be represented. It's about the builder trying to save themselves money (not you) and cutting a professional (that represents you) out of a commission payable by the seller/ builder. The builder wants you to feel at home and like they are your friend, but that relationship is only contract deep! Always consult with your Realtor before you start the browsing process and do not enter a model home without representation. Your Realtor represents you when you purhcase a house and can negotiate price, terms and often special incentives and upgrades.

Just opened in Downtown Summerlin not far from the 215 beltway and Charleston, its a great Authentic Brazilian Steakhouse. It has extended weekend hours and special holiday pricing and hours for the Christmas and New Years Holidays Feasts.

Downtown Summerlin

You know how we love Downtown Summerlin, and love bringing you all of the latest updates on openings and what to look out for on the horizon. Last month we discussed some of our favorites like Public School 702, CRAVE Restaurant, an American Kitchen & Sushi Bar, Wolfgang Pucks’ contemporary American Bar & Grill and of course not to forget about Grape Street Café and Wine Bar. This month we are excited about FOGO de Chao, Pancho's and Shake Shack.

 

FOGO de Chao- An authentic Brazilian steakhouse, the originator of the Brazilian concept, is currently under construction and will be opening soon. It is located near Andiron steakhouse.

 

Pancho's, a new authentic Mexican restaurant, has just opened, with lunch and dinner service. It's on the south end of Downtown Summerlin near the Sahara entrance. Entree menu items rang from $15-$25 and we are told you can not pass up their margaritas!

 

Shake Shack, a burger and custard shop has just opened in the Dining Arroyo. Known for its frozen treats and 100% all natural Angus beef, with no hormones or antibiotics, the meat is freshly ground and served on a non-GMO roll. If burgers and custard are more your style, its a great place to enjoy your next Summerlin meal.

Summerlin Master Planned Community

 

The Cliffs- The newest of the Summerlin communities, near Gorman High School and nearby roads Hualapai and Patrick Lane, is under construction with lots of activity, bulldozers, dump trucks, and backhoes moving dirt and preparing the grounds for the latest housing developments. With over 1,7000 new homes coming to the area, it is a sure sign of the areas economic recovery. We will continue to keep you apprised of the builder inventory in the area.

Market Updates- Statistics

There are 541 homes on the market in Summerlin area of Las Vegas, with 155 homes that have sold in the past 30 days, with 231 Summerlin homes currently under contract. These Summerlin Real Estate Market Statistics, show we are in a brisk seller's market, with less than a 90 day supply of available inventory. Pricing pressure is up, and homeowner who are selling are seeing their homes move quickly and at the right price. We are still seeing some appraisal issues, as we have had 8 low appraisals in the past several months. The majority of the appraisal issues are with FHA appraisers, who would like to see the home values hold rather than increase.

Hot and Steamy Summerlin Community Real Estate Market Update- August 2015

Here’s the Hot and Steamy on the Summerlin Las Vegas Community & Real Estate Market!

There are currently 601 homes on the market in Summerlin, 218 are Contingent/ Pending under contract to be sold, and there were 206 sales last month in the Summerlin Area. There is a shortage of homes in the Summerlin area, with only a 3 month inventory. It’s definitely a Seller’s market, a great time to consider selling your home.

There are lots of new developments in the Las Vegas area, in fact, I just sold a few properties in the North West  Foxtail Area, a great new construction Lennar Home. Skye Canyon is now open and there are a lot of great resale homes for sale as well, in the Twenty-Eleven, Twenty-Twelve  areas. 

Additionally, there is a lot of new development taking place just North of Gorman High school, in the South end of Summerlin towards Russell Road. The last Summerlin village to break ground was The Mesa in 2004, the newest Summerlin community is The Cliffs.

The Cliffs is the new Summerlin community by the Howard Hughes Corporation,  that broke ground June 10th. They are grading land off Town Center. The Cliffs will have 1,700 homes in 11 neighborhoods, including Regency, a luxury age qualified community by Toll Brothers with 425 homes on 100 acres. The Cliffs will be at Summerlin’s southernmost tip, just south of Bishop Gorman High School, near Hualapai Way and Patrick Lane. Land within the village’s 450 acres is already home to the Wet ‘n’ Wild water park and Faiss Middle School. It will be the 20th of 31 planned villages in the community. Summerlin has 5,400 acres of its 22,500 acre footprint left still to develop. Summerlin President Kevin Orrock called the groundbreaking “a sure sign of the valley’s continuing economic recovery and the ongoing realization of the Summerlin master plan.” It’s a really a nice area. 

Downtown Summerlin is rockin’!  We are excited for Pancho’s to be coming soon. Pancho’s is s a great new authentic Mexican restaurant. There are still more stores and restaurants we can expect to be opening soon and in the future. With the school year back in session, it’s not just for younger kids, as PublicSchool 702 is a new hot spot, with great patio and bar scene. It’s located near CRAVE Restaurant, an American Kitchen & Sushi Bar, and WolfgangPucks’ contemporary American Bar & Grill. And of course there is always our favorite, Grape Street Café and WineBar.

Summerlin is Hot! And so is the Summerlin Las Vegas Real Estate Market Update for June 2015! There are 503 Available Properties / Homes currently for sale in Summerlin, Las Vegas. Of the 503 homes for sale in Summerlin, 246 are Under Contract and 143 Sold Last 30 Days. We are receiving multiple offers on many well priced home, as demand is high and supply is low; especially for homes priced under $400,000. It’s a great time to sell your Summerlin home. As Realtors we are seeing appraisal issues, and that indicates the values are moving upward and appraisers are not agreeing with the professionals that are selling the homes.
