Downtown Summerlin
You know how we love Downtown Summerlin, and love bringing you all of the latest updates on openings and what to look out for on the horizon. Last month we discussed some of our favorites like Public School 702, CRAVE Restaurant, an American Kitchen & Sushi Bar, Wolfgang Pucks’ contemporary American Bar & Grill and of course not to forget about Grape Street Café and Wine Bar. This month we are excited about FOGO de Chao, Pancho's and Shake Shack.
FOGO de Chao- An authentic Brazilian steakhouse, the originator of the Brazilian concept, is currently under construction and will be opening soon. It is located near Andiron steakhouse.
Pancho's, a new authentic Mexican restaurant, has just opened, with lunch and dinner service. It's on the south end of Downtown Summerlin near the Sahara entrance. Entree menu items rang from $15-$25 and we are told you can not pass up their margaritas!
Shake Shack, a burger and custard shop has just opened in the Dining Arroyo. Known for its frozen treats and 100% all natural Angus beef, with no hormones or antibiotics, the meat is freshly ground and served on a non-GMO roll. If burgers and custard are more your style, its a great place to enjoy your next Summerlin meal.
Summerlin Master Planned Community
The Cliffs- The newest of the Summerlin communities, near Gorman High School and nearby roads Hualapai and Patrick Lane, is under construction with lots of activity, bulldozers, dump trucks, and backhoes moving dirt and preparing the grounds for the latest housing developments. With over 1,7000 new homes coming to the area, it is a sure sign of the areas economic recovery. We will continue to keep you apprised of the builder inventory in the area.
Market Updates- Statistics
There are 541 homes on the market in Summerlin area of Las Vegas, with 155 homes that have sold in the past 30 days, with 231 Summerlin homes currently under contract. These Summerlin Real Estate Market Statistics, show we are in a brisk seller's market, with less than a 90 day supply of available inventory. Pricing pressure is up, and homeowner who are selling are seeing their homes move quickly and at the right price. We are still seeing some appraisal issues, as we have had 8 low appraisals in the past several months. The majority of the appraisal issues are with FHA appraisers, who would like to see the home values hold rather than increase.
