Think twice before you take a look at model homes this weekend. Model home sales representatives will help make you feel at home, but it's important to know they work on behalf of the builder, not your best interest. It's important to know that when you walk into a model home or new construction development office, without your Realtor on the first visit, you could be limiting your resources on how you can be represented in a real estate transaction. Why does this happen? The builder wants you know you have an established relationship with a Realtor- if not they wont let you be represented. It's about the builder trying to save themselves money (not you) and cutting a professional (that represents you) out of a commission payable by the seller/ builder. The builder wants you to feel at home and like they are your friend, but that relationship is only contract deep! Always consult with your Realtor before you start the browsing process and do not enter a model home without representation.
