Just opened in Downtown Summerlin not far from the 215 beltway and Charleston, its a great Authentic Brazilian Steakhouse. It has extended weekend hours and special holiday pricing and hours for the Christmas and New Years Holidays Feasts.

Pancho's - Mexican Restaurant- Downtown Summerlin

Opened last month, its a delicious new Authentic Mexican  restaurant known for it's margaritas.

The Rock Rink- Downtown Summerlin

Ice skating facility is now open through the winter holidays, with fun for the entire family (unless you are like Dave and don't care much for falling on cold ice.) Hours and rates are listed below for the Downtown Summerlin Skating Rink. Tuesdays are theme nights and special visitors are scheduled for Saturdays. 

The Cliffs- New Home Construction

A New Summerlin Village is well under construction with home lots being prepped for more home construction to start in The Cliffs Village. Summerlin Home Sales Statistics for October 2015

We saw a slower than usual October for home sales. However, New Construction Home Builder's are looking strong.

• 606 active available homes for sale in Summerlin
• 252 contingent/ pending homes in Summerlin
• 163 closed homes in October in the Summerlin Community

Las Vegas Real Estate Market Statistics June 2015

Great things are taking place in the Las Vegas valley.

Currently there are 8,975 Available Properties & Homes for Sale in Las Vegas. With 7,192 of the Homes for Sale in Las Vegas currently under contract/pending; 80% of the homes on the market are under contract to be sold. It makes it a great time to sell your Las Vegas home because demand is high and supply is low. Give us a call, we would be happy to help you understand your Las Vegas Home Value.

Of the 7,192 homes under contract, 67% or 4,815 of those are not short sales. So, that shows that less than a third of the properties under contract around town are short sales. This indicates we are back in a traditional market. A traditional market means the odds are in the favor of, and much easier for, first time home buyers and those families looking to get into a home using financing verses a market where investors with cash offers were beating out those who had obtained financing to purchase a Las Vegas home.

In the last 30 Days, 2,962 homes have sold in the greater Las Vegas area. Of those, 793 sold using cash (27%); while other financing made up the majority of the market. With 886 Las Vegas homes sold using FHA financing (30%), 249 with VA financing (8.5%), and 979 (33%) homes sold in Las Vegas with Conventional financing, you can see the market has shifted back to a traditional real estate market. We saw this coming in our Crystal Ball reports.

As experienced Realtors, we are seeing appraisal issues come up in today’s Las Vegas real estate market because they are frequently coming in low and under contract value. We are challenging appraisal values and requesting appraisal reconsideration and filing complaints against Appraisers, where necessary, so your property can sell for its highest dollar possible, not at what an Appraiser wants it to be valued at. You may experience an appraisal problem if we push the market for its highest and best; rest assured, it’s Okay! The Radcliffe Group will fight on your behalf to best represent you and net you the most possible in today’s changing Las Vegas real estate market.

There are a lot of new developments taking place in the valley, as the Las Vegas real estate market is very hot! (And it’s not just because it’s summer!) There are many projects around town (some causing traffic slowdowns, but the neighborhood views are worth it, stop and enjoy the scenery.) Centennial Hills neighborhoods are seeing some of the best values in town, and Richmond American Homes, one of America’s leading home builders, has two exciting projects under construction, San Mateo with 2,230-2,950 square foot, 4-6 bedroom homes from the upper $200K’s and the luxurious Monte Bello at Summerlin community with 2,980-4,210 square foot, 3-6 bedrooms from the low $500K’s, both near Gorman High School. Soon we will be releasing a new video on the Foxtail community, premiering on the North West Side of Summerlin; Toll Brothers just broke ground on The Cliffs in Summerlin Village near Wet & Wild on the southwest side of town; and the area off Horizon Ridge in Henderson is booming as well.

The Cliffs- Summerlin Village is Now Under Construction

Summerlin's Newest Development- The Cliffs

It's been nearly 11 years since Summerlin has broken ground on a new community development, (the last community was The Mesa in 2004) and just last week (June 10th) Howard Hughes Corporation turned over new dirt in the community now called the The Cliffs. Located near Hualapai and  Patrick, at the southernmost end of Summerlin near Bishop Gormand High School, this community encompasses Faiss Middle School and Wet & Wild Water Park just off Ft. Apache at Warm Springs. Summerlin Master planned community is a 25,000 acre community, with over 100,000 residents that started construction in1990. With an expectation of housing more than 100,000 more residents before the project is complete, they are excited to build 40,000 more homes and 11 more villages (neighborhoods). Summerlin makes up 10-12% of Las Vegas' housing community. The Cliffs is the latest village under construction.

The Cliffs will have 1,700 new homes with 11 sub-neighborhoods. Toll Brothers, has began building one of the sub-neighborhoods in the Cliffs development,  and is now underway with the Regency Project. The Regency Project is one story homes that range from 1600-2400 sq ft for an active adult community lifestyle. "Experience life at its finest at Regency at Summerlin! This fun-filled, 55+ active adult, gated, community offers the best of everything: from luxurious homes with majestic city views to spectacular amenities including an onsite lifestyle director."
