Summerlin Las Vegas Community & Real Estate Update

Summertime in Summerlin is busy, and it is starting early this Spring. The Summerlin market is hot! With 614 active properties currently on the market for sale, there are 257 properties listed under the contingent (under contract to be sold) status, and 165 properties that closed/sold  last month. These numbers indicate a hot market with it really ramping up; and big increases are expected with multiple offers currently being reviewed on properties for sale in Summerlin and the nearby areas. With a high demand, this makes the listing period before the home goes into contract a short time on the market and competitive for buyers. This is great news for home owners considering selling their home and sellers currently on the market. Mortgage rates experienced very little movement during the past week, remaining near the best levels of the year. It's a great time to consider a move in Las Vegas.

Growth continues in Downtown Summerlin with the opening of new restaurants and businesses in the area. There is a great energy there. Not far from Downtown Summerlin, is The Constellation, a  High End Luxury apartment complex, going up just East of Downtown Summerlin, between Pavilion Center and Town Center, and just South of Charleston. With144 units, this will add to the already buzzing energy. 

With a lot of new home construction in the area, we have more builders releasing new phases and home site lots,  throughout the Summerlin communities. Summerlin in know for its outdoor life, extensive train systems and beautiful parks. Builder price points are a bit higher than resale homes for sale in Summerlin, so keep in mind there are more deals in resale. The benefits of  new construction are you can personalize the property to your liking. BEST LAS VEGAS & NEVADA SCHOOLS

The Las Vegas Review Journal just reported, 15 Nevada schools were named as some of the highest ranking in the nation; some of the BEST in the country. 10 of the High Schools that make the list are in Clark County. ( Las Vegas is in Clark County.) In 2015, of the 50 schools operated by Clark County School District, (CCSD), 9 Clark County School District schools made the list.

US World news reported Nevada's Clark County School District contains 72 high schools. The district contains 19 schools that received gold, silver or bronze medals in the U.S. News Best High Schools rankings. It's unclear how they counted 72 schools, as the CCSD Website currently has 47 listed. Don't let these reports fool you, unfortunately overall, Clark County School ranks as some of the lowest in the country. Be sure to do your homework when it comes to checking out Las Vegas Schools, many of them are specialty: career, technical and magnet schools.
