Here’s the Hot and Steamy on the Summerlin Las Vegas Community & Real Estate Market!

There are currently 601 homes on the market in Summerlin, 218 are Contingent/ Pending under contract to be sold, and there were 206 sales last month in the Summerlin Area. There is a shortage of homes in the Summerlin area, with only a 3 month inventory. It’s definitely a Seller’s market, a great time to consider selling your home.

There are lots of new developments in the Las Vegas area, in fact, I just sold a few properties in the North West  Foxtail Area, a great new construction Lennar Home. Skye Canyon is now open and there are a lot of great resale homes for sale as well, in the Twenty-Eleven, Twenty-Twelve  areas. 

Additionally, there is a lot of new development taking place just North of Gorman High school, in the South end of Summerlin towards Russell Road. The last Summerlin village to break ground was The Mesa in 2004, the newest Summerlin community is The Cliffs.

The Cliffs is the new Summerlin community by the Howard Hughes Corporation,  that broke ground June 10th. They are grading land off Town Center. The Cliffs will have 1,700 homes in 11 neighborhoods, including Regency, a luxury age qualified community by Toll Brothers with 425 homes on 100 acres. The Cliffs will be at Summerlin’s southernmost tip, just south of Bishop Gorman High School, near Hualapai Way and Patrick Lane. Land within the village’s 450 acres is already home to the Wet ‘n’ Wild water park and Faiss Middle School. It will be the 20th of 31 planned villages in the community. Summerlin has 5,400 acres of its 22,500 acre footprint left still to develop. Summerlin President Kevin Orrock called the groundbreaking “a sure sign of the valley’s continuing economic recovery and the ongoing realization of the Summerlin master plan.” It’s a really a nice area. 

Downtown Summerlin is rockin’!  We are excited for Pancho’s to be coming soon. Pancho’s is s a great new authentic Mexican restaurant. There are still more stores and restaurants we can expect to be opening soon and in the future. With the school year back in session, it’s not just for younger kids, as PublicSchool 702 is a new hot spot, with great patio and bar scene. It’s located near CRAVE Restaurant, an American Kitchen & Sushi Bar, and WolfgangPucks’ contemporary American Bar & Grill. And of course there is always our favorite, Grape Street Café and WineBar.

I’m very upset with what’s going on with the WAR ON COPS!

“58% of Likely U.S. Voters think there is a war on police in America today.” (Rasmussen Reports)

16 cops were killed in the past month alone (August 1^st- September 2015). As a past cops myself; I’m disappointed in the support of our community leaders and politicians as poor policeman and street cops are going through tough times. 2 were shot locally in a 3 day period in Las Vegas.

According to the National Law Enforcement Officers Memorial Fund Website, “On average, one law enforcement officer is killed in the line of duty somewhere in the United States every 60 hours. Since the first known line-of-duty death in 1791, more than 20,000 U.S. law enforcement officers have made the ultimate sacrifice.”

Statistics show, “64 Law Enforcement Fatalities took place Nationwide in the First Half of 2015, with traffic-related incidents being the leading cause of officer fatalities in the first half of the year… this is a three percent increase over the same period in 2014.”

A June 2-7 Gallup poll shows “While a majority of Americans remain confident in the police, 52% currently express "a great deal" or "quite a lot" of confidence in that institution, tying the low in Gallup's 22-year trend. Confidence has ranged fairly narrowly between 52% and 64% since 1993. Breaking down the numbers, polls show: “25% of Americans say they have a great deal of confidence in the police, 27% quite a lot, 30% "some," 16% "very little" and 2% "none."
