It’s Almost Summertime!

Homes are selling quickly in Summerlin. The Radcliffe Group just sold 2 homes in less than 5 days.  There are currently 599 homes available for sale in Summerlin, with 320 of them under contract; there were 176 sales last month. That means we are nearly doubling last month’s statistics of under contract/ sold home statistics based on current properties under contract in the Summerlin area. Inventory is tight and there are multiple offers on properties when the home is priced correctly, the inventory is not lasting and it’s a great time to sell. If you are buying, don’t wait! Bam- Car Bombing Nearly Kills Las Vegas Casino Executive 

Former Police Officer and Las Vegas Realtor, David Radcliffe brings you the full story.

“Did it really happen at the Main Street Station? Was paying the check a reason a life was saved?”

Undisclosed sources say "Ruby Goldstein's life was spared that day because he was still inside paying the check."

Frank Lawrence "Lefty" Rosenthal a professional sports bettor, odds-maker, handicapper,  former Las Vegas casino executive of the Stardust, Fremont, Marina and Hacienda  casinos, and organized crime associate (Mobster)  nearly died when an assassination attempt on his life caused his El Dorado Seville to blow up and send him flying across the parking lot.

Lefty survived the October 1982 car bombing. Most people seem to think it happened at in the Main Street Station South parking lot, as it did on the 1995 Martin Scorsese film, Casino. But it actually happened a short distance away at Tony Roma’s Rib Restaurant.

FBI agents were reportedly just across the street at Marie Calendars (enjoying banana cream pie- according to Julie Youngblood) and they completely missed the planting of the bomb on Lefty’s car.

Lefty was later black booked from Las Vegas when it was found out that he was secretly running casinos without a Nevada gaming license, allegedly his "unsavory reputation as an organized crime associate" cause him to no longer be welcome in Vegas.

In 1982, that same year that Lefty nearly died, Piero's Italian Cuisine, the best Italian Restaurant in town, opened on Karen Avenue. It quickly became a hangout for Las Vegas wise guys, billionaires, locals and celebrities "like the Rat Pack, politicians, and some of those businessmen in the casino industry with Italian surnames, the “local color” guys." Most people know that Piero’s moved to its current location at 355 Convention Center Drive, 5 years later, but few know that Chef Piero Broglia only lasted there 5 weeks. 5 weeks! Can you believe it?

It’s a beautiful day in Las Vegas, and the Real Estate Market is really heating up.

Centennial Hills Market Update for zip codes: 89166, 89149, 89131, 89130, 89143

There are currently 853 active homes in the Centennial Hills area, 733 are contingent or pending (a big spike from last month), 356 closed homes in the Centennial Hills area in the last 30 days; now is the time to buy and it’s a hot seller’s market with high demand for properties in the area.

We are contributors to the UNLV Economic Department and we see the new home builders are showing their confidence. New homes are rapidly being built in the area; the construction index is way up and showing a sustainable recovery. 89131 and 89149 zip code areas are some of the best values in the city, with great homes, and reasonable prices per square foot.

2nd Quarter 2015 Las Vegas Economy and Real Estate Crystal Ball Report

Economy

Gas prices had reduced to $2.00 per gallon and are back up to close to $2.80-$3.00; we thought the reduction may increase air travel, and it did not. The fracking has slowed up and places were closed, so prices have edged back up with economic conditions.

Land Prices

Land prices are constant at $400,000 an acre. The question is rather they will stay there? It is very likely Builders won’t pay more than $400k an acre, as it would be hard to absorb or pass on to home-buyers.

Las Vegas Foreclosures & Short Sales

We are seeing an uptick in Foreclosure properties, approximately 9% of the Las Vegas Real Estate market is Foreclosure properties. Short sales are decreasing, now under 8% of the current market conditions, this could be due to the Mortgage Debt Relief Act was not being extended. Super priority liens Nevada Supreme Court did not release the second part of the ruling; legislator is in session and will be bills will be discussed to address, rather if an HOA can wipe out and extinguish a deed of trust and foreclose on a property for non-payment of HOA assessments. The Supreme Court is clearly looking for a legislative solution. What is a Super Priority Lien, you ask? It’s a category of lien that, pursuant to state statute, is given a higher priority than all other types of liens. When it comes to HOA assessment liens, a super lien refers to that portion of a homeowners' association lien that is given higher priority than even the first-mortgage holder, placing the interest of the HOA in front of the first mortgage. Real Estate Law Changes

Lending changes are expected August 1^st where the HUD1 and Truth in Lending Disclosure will be replaced by different forms that may cause longer escrow periods, up to 40 days, CFPB (Consumer Financial Protection Bureau) says it could take a ridiculous amount of time, like 92 days. We have some of the best escrow officers in the business on our team and will do everything to keep escrows short. Market Conditions & Real Estate Updates

Local demand is heavy especially in Summerlin; listings are flying out of the market with multiple offers on the table. There is a lot of growth in Summerlin, take a look at our Summerlin Video Series Here.

There are slight inventory increases and moderate increases in values. Some areas are having appraisal issues, is it due to the recent appraisal changes? When we see concerns we challenge them, sometimes they appraisal comes in and are just terrible reports, not reflective of the current market. Take a look at our Appraisal Video Series Here.

Interest Rates

Change in interest rates are, possible mid-summer. There is Free Money out there right now. The Fed no longer has “patience” as part of its guidance; Jobs report that came out shows that inflation may be ticking up, the outlook looks more like July or August at this point for an increase. Las Vegas Real Estate Market is Strong- Current Market Statistics

The Las Vegas Real Estate Market is very strong and in full swing; everyone is very busy and happy to help you close on your next home purchase or sale. It’s a great time to buy, sell or refinance. There were a total of 3,195 Single Family, Condo’s and Townhouses closed in the month of March, that’s a huge increase! The real estate market has seen many digital changes recently with virtulization mobile real estate search apps, drones, YouTube, Facebook and mobile changes to Google; and we are keeping up on all of the latest technology updates so we can best service you. The Real Estate market is healthy with an equity resale rate of 82.1%, approximately 2,624 single family homes. With 271 Short Sales, they make us just 8.5% of the current market. REO (Real Estate Owned) often referred to as bank owned or foreclosure properties currently makes up 9.4% of our market with approximately 300 homes accounted for this past month.

The loan market is strong as interest rates are at 24 month low and we are seeing fewer cash deals (1002) and more homes being financed. This gives the typical homeowner buyer power as many cash investors are out of the market. We have seen 1066 Conventional Financing home purchases, 777 FHA Financing, and 283 VA Financing purchases in the last month. We do a lot of business with the Military and there are some seller costs to VA purchases; this may account to the few VA financing purchases we have seen.

There are currently 7,187 Single Family Residence (SFR) available; with 6,268 under contract, some of which are short sales, we are happy to see those closing soon. 1,857 Condominiums and Town Homes (CONDO/TH) are available with 1,086 under contract. Our Las Vegas Homes Inventory is moving quickly, and if you have your home listed for sale you can typically expect it to sell in 90-120 days, quicker depending on if you are listing with special needs; regardless we are here to help you get it sold at its highest and best price possible.
