Did you know November is the month your oven will stop working? Well it may have stopped earlier, but the week of Thanksgiving is when most people realize it for the first time because they haven’t used it all summer due to BBQ season. So for most people, it isn’t until you are ready to put the 20 pound bird into the oven that you will realize it has failed and will not be cooking Thanksgiving dinner. There are great things that are happening around town with a lot of focus on Summerlin. With many new stores, personal services and new restaurants in Downtown Sumemerlin the place is packed, with a lot of fanfare, it’s the place to be. With more stores and eateries to still open, I recommend checking out the movie theater with recliners, and drink service, it’s a great atmosphere! Massive draw!

New home construction is still booming. With both on and off sites, a 9,000 home development, Sky Canyon, is under way and is located off of the US 95 North. We would love to show you homes in the area.

Good news! UNLV has Cyber, a great way to track economic research and data.It shows we are leading and showing an economic increase, much better than in July 2013. The business activity index is up; tourism index is showing a little loss, but not terrible, and still up year to date. Construction index is up as Las Vegas is building more, and doing more! It’s a great place to live.

Looking at real estate market statistics for last month:
Foreclosures sales measure at 2850 single family condos and town-homes in September of those Real Estate 80% 2284; Short Sales diminishing with 311 at 11% of the market; Reo/ Foreclosures are down and only making up 9% of market; with 954 conventional sales, 367 FHA, 241 VA funded purchases cash purchased are down at 952. Cash purchase rate are less than 50% of the buyer pool, making them a much smaller part of the market, creating a more traditional market vs. this time last year when cash home purchases made up 60-70% of market.

With only 3 months of inventory on the market, Las Vegas is still considered a seller’s market, and will stay that way until we see approximately 6 months of inventory. Henderson- Las Vegas Nevada ordinance requires banks to maintain foreclosed homes- It’s about time!

The City of Henderson is cracking down on deadbeat owners/banks and working to keep our neighborhoods looking beautiful and retaining our property values. Failure to comply could be costly!

News now, recently reported on a decision that was made earlier this year by the City Council of Henderson. They passed the “Abandoned Residential Real Property Registry Ordinance” (Ordinance No. 3121) requiring the registration of abandoned residential property and those in danger of becoming abandoned. “The Ordinance was established to reduce and prevent neighborhood blight, to mitigate conditions that threaten the health, safety, and welfare of the public, and to promote neighborhood stability.”

The City of Henderson has retained a company, Applied Analysis, to help implement and maintain a foreclosure registry called RegisterHenderson.com There is a registration fee in the amount of $200.00 to be paid at the time of registration, and an annual renewal in the amount of $200.00 every year thereafter if a property still meets registration requirements. The ordinance requires registration for abandoned or soon to be abandoned properties.

So you might be wondering, How does it work?  Property inspection will take place within 30 calendar days after filing a notice of default or being notified that a property may be abandoned or in danger of becoming abandoned. It is required that a Property registration and designation of a property manager take place within 10 days of the inspection. It is required that landscaping visible from the public right-of-way shall be maintained pursuant to the minimum property maintenance requirements required by the City and pools and spas must be kept in working order so the water remains clear and free of pollutants and debris or drained and kept dry. The City wants to make sure homes are properly secured and that the property shall be maintained in a secure manner to prevent accessibility to unauthorized persons. Doors, windows, gates and other openings that make the property accessible must be closed and locked.

So now that you know how it works you might be wondering what you can do to help move the process along? Simply stated, you can report vacant foreclosures in your Henderson neighborhood. If you believe that there is a vacant foreclosure in your neighborhood that is either unregistered or the owner of a foreclosed vacant property is failing to properly maintain the property, send an email to info@registerhenderson.com. Failure to comply could be costly for the owner if the City of Henderson Code Enforcement determines that a lender has failed to register the property (and they will), a City of Henderson officer or employee may issue a notice, violation, and/or citation as necessary. Administrative fines and fees can really add up since they are accessed at a rate of $150.00 per day, and criminal misdemeanor citations and other civil actions may be issued for failure to comply with the ordinance.

Have you cake and eat it too... Marine Corps Celebrate another Birthday

Happy Birthday  Marine Corps!

The United States Marine Corps was established on November 10, 1775, to augment naval forces in the Revolutionary War. The recruiting headquarters was set up by Capt. Samuel Nicholas in the Tun Tavern on Water Street in Philadelphia, which is considered to be the birthplace of the Marines.
After success in many campaigns, the Corps was abolished at the close of the Revolutionary War for reasons of economy. On July 11, 1798, Congress ordered the creation of the Corps, named it the United States Marine Corps and directed that it be available for service under the Secretary of the Navy.
The Corps celebrated its birthday, or Marine Corps Day, on July 11 from 1799 until 1921 when the date was permanently changed to November 10 to commemorate the establishment of the Corps to aid in the Revolutionary War.
The day is still observed by U. S. Marines worldwide. Special exhibits, parades, drill team performances, and speeches typically mark the occasion. The Birthday Ball, which culminates in the cutting of the birthday cake, is held that evening in Washington, D.C. It is not possible to determine precisely when the first cake ceremony was held, but the first on record took place at Marine Barracks, Washington, D.C., in 1937. Major General Thomas Holcomb, the Commandant, presided at an open house for Marine Corps officers, including the cutting of a huge cake in the shape of Tun Tavern.

Aviation Nation, an air show & open house will return to Nellis Air Force Base this weekend



Aviation Nation returns to Nellis Air Force Base

November 8th-9th, 2014






It will no doubt do so again Saturday and Sunday at Aviation Nation, an air show and open house that returns to Nellis Air Force Base.




Las Vegas’ skies will be overtaken by maneuvering military jets and their thundering roars during the base’s free show that features the Thunderbirds F-16 aerial demonstration team.


At least one jet will be in the air from the time the show’s start time at 11 a.m. to the time it ends just before 4 p.m.


The crowd also will be treated to demonstrations by the A-10 Warthog, A6M Zero, the AT-6 Texan and the L-39 Albatross. Food and beverages will be available, as will novelties.

Attendees will be able to meet those responsible for Air Force missions, including the pilots.


Organizers for the show, which usually draws more than 100,000 over two days, are expecting a 10 percent to 20 percent increase in attendance since there wasn’t a show last year.



Free parking is being provided at the nearby Las Vegas Motor Speedway. Buses will begin transporting visitors from there to the base at 10 a.m.

How To Increase My Credit Score? Insider Credit Tips…

Here is the "How To Increase Your Credit Score" and Get Insider Credit Tips from your Realtor and Lender.

Dave Radcliffe of The Radcliffe Group, Keller Williams Realty Southwest Las Vegas and Wes Friedman with Southern Fidelity Mortgage are here as your guides to get you successfully through home buying and lending process.

 
Pulling your credit is the starting point in getting a home loan and starting the shopping experience. Pre-qualifying early when looking to purchase a home is a key element, not to be overlooked. Your Realtor will work with and partner you with a lender that can help. Understanding your credit is a key factor as there are a lot of things that are taken into consideration when applying for financing.
For example:
  1. What type of loan will you get? (This will directly relate to how much of a home you can afford (monthly payment and needs for down payment.)
  2. What will your interest rates be? (Is it time to lock in your rate?)
  3. What length of time will it take for your loan to go through? (How much time will be needed to process your paperwork and any needed credit repairs.)
  4. Do I need to make credit repairs? (Where do I start?)

Here are a few key elements in increasing your score:

Limits/ Balance:

Are you maxed out on your credit cards? A high balance is considered over extended credit. What is a high balance? 20% of the high credit limit or more is considered high. A maxed out and over extended card will report negativity to the credit bureaus so watching your limits and paying down balances owed is very important. Keeping your card at a manageable balance (one that you can pay down timely) is a key factor to increasing your credit score.

Collections:

Do I pay them off?- We know that sometimes people get into trouble and end up in collections. Paying off your balances can be important (BUT STOP and KEEP READING). Paying off the collections seems to be the right thing to do (Right?) BUT understand that you should NOT PAY OFF a collection unless the creditor agrees to DELETE the collection reporting. Once you pay off the debt, you have no negotiating leverage to get your credit cleaned up. (You won’t owe the balance, but it will still show negatively on your reports.
New vs. Old- The date of a collection can affect your credit score. Newer collections have more of a negative impact (even if they are for lesser debts) than some of the older collections. Lenders want to see you have changed your bad habits and can be trusted to stay current.

Authorize User Account vs. Join Account Holder:

Underwrites will make you remove an authorized user account because typically it is Mom and Dad adding you to their credit lines (so you have a card), and this does not show the propensity for you to repay your bills (because Mom and Dad pay it). Lenders know this. If you are going to be added to someone else’s trade line, do it as a join account holder not an authorized user account. Lenders want to see you take on the responsibility and ownership of paying off your own debt. (Don’t open a new trade line without speaking to your Lender first.)

Not using your credit cards?

Credit card inactivity can actually hurt your credit. The rule of thumb is to have 3 active revolving lines of credit. If you are only using 2 of your 3 cards, the unused card may be reporting negatively. Use each of them sparingly and pay them off monthly.

Who’s looking at your credit?

Watch inquiries- Going from one creditor/mortgage shop, to the next to the next will cause scores to drop. A good Lender will provide you with a credit report and you can still do comparison shopping without affecting your score.

Mortgage Debt:

A mortgage is an important part of your score. 35% of credit composite is mortgage history. Without a perfect mortgage history you cannot have a perfect score.

Best Advice:

First: Get copy of credit report and have it analyzed by a professional. If you need to make repairs to your credit it can take 4-6 months to improve it and change your qualifying ability at the highest and best rates available.
