Elkhorn Road, Las Vegas, NV 89149 between Aurora Star Street, North Campbell Road and North Fort Apache Road, with a Las Vegas real estate fire update. 

Home values have been on the rise and are appreciating; there has been a moderate uptake in home values, with a 3-5% gain (and more in areas like Summerlin, Anthem, Green Valley and Southern Hills). Mortgage rates are stable, and at a 20 month low. With rates dropping to 3.25% for FHA and 3.75% for conventional loans, it’s a great time to purchase refinance, or structure a retirement plan, a move up, or consider cutting the costs of home ownership.

Las Vegas Real Estate Home Sales and Market Statistics- December 2014
December was a typical month is real estate for the greater Las Vegas area, slightly slower than most months of the year, but normal, we usually see a slight slowdown around the holidays.There were a total of 2,615 Single Family, Condominium and Townhouses closed in December 2014.

Real Estate Market Breakdown (Approximate):
82% of the Market was Traditional Resale, for a total of 2,144 homes
10.2% of the Market was Short Sales, for a total of 266 homes
7.8% of the Las Vegas Real Estate Market was REO Sales, for a total of 205 homes
We are seeing a rise in traditional Resale Homes, which is great for the Las Vegas Community home values. With fewer Short Sales and REO sales it shows the market has once again stabilized and fewer people are upside-down or in trouble.

Las Vegas Home Sales- Financing Options Chosen
34% Cash Purchases, 873 home sales
34% Conventional Financing, 880 home sales
23% FHA Financing, 608 home sales
8% VA Financing, 208 home sales
Cash purchases are down from years past; this is great news for FHA and VA buyers looking to enter the market as there is less competition with the cash investor buyer. Interest rates are at a 20 month low, 3.25% FHA, VA, and 3.75% conventional rates. It’s a great time to refinance or purchase and lock in a great 30 year rate. Las Vegas Economy
Gas prices are down 25%, we may see airline flight prices drop; and this would be great for Las Vegas. Tourism has been strong; we are expecting a slight uptick, but nothing substantial. Caesars did go bankrupt; we are not seeing any changes to operations at this point.

Summerlin Las Vegas Real Estate Market Update & Statistics

 
Summerlin Update
With the New Year comes a chance to look at what’s ahead for the Summerlin area. Las Vegas locals and business owners alike are very excited about the expanding retail and dining options in Downtown Summerlin. Downtown Summerlin is located just off Sahara Avenue and the 215 Beltway. The anticipation of the opening of new restaurants in early 2015 include: Andiron Steak & Sea, Lazy Dog Restaurant & Bar, Earl of Sandwich and Cream. And we are excited about Ribs & Burgers and Gelato Messina expected to open later this month. Pieology Pizzeria and MTO Cafe opened in December. The shopping center is evolving daily. So if you haven’t been there lately, now is the time to check out some of the shopping center’s latest additions including: Grape Street Cafe & Wine Bar; Rice Republic Sushi & Noodle Bar; clothing boutique Mixx, Envy for Men’s shirts; Build-A-Bear Workshop; T-Mobile; men’s clothier Lindbergh; and Ethan Allen. There is something for the entire family! We had the pleasure of filming a travel clip featuring Chef John at Grape Street CafĂ© & Wine Bar a few weeks ago and we had a blast!

Business owners are looking forward to the economy strengthening and the Summerlin area booming, here are a few updates you can expect to hear more about in the coming weeks:

Village Square Not far from Downtown Summerlin is Village Square, located at 9400 W. Sahara Ave. Village Square has announced two new businesses to look out for: First California Mortgage Co. and Yojie Japanese Fondue, expected to open in March. Japanese Fondue, sounds like fun!

Tivoli Village Reports of new developments are on the horizon for Tivoli Village located on the West Side of Town at 440 S. Rampart Blvd., Currently new shop openings are considered top secret, as the names have not been released just yet, but tune in to our YouTube channel for all of the latest updates, we’ll keep you informed.

Boca Park Bocca Park area growth is holding tight for now due to pending lawsuits with former landholders, but we expect movement across the street at the Las Vegas Renaissance mall in the future and the possibility of a Fry’s Electronics location moving in as well, but its temporarily on hold.

New Home Construction in Summerlin- Market Update



More Homes to be built in Summerlin 
Toll Brothers is planning to continue their development of luxurious, active lifestyle communities with a new opening planned for 2016 that will include tennis courts and outdoor and indoor pools with at least 425 single-family homes. 

Wet’n’Wild will be getting new neighbors: 
 The Summerlin Aquatics Center is planned for 2015, it will be near Wet’n’Wild, located at 7055 S. Fort Apache Road. The Howard Hughes Corporation has great news to share! 450 acres will be developed. Tom Warden, the senior vice president of Summerlin for Hughes, said The Cliffs, the southernmost village in Summerlin behind Wet’n’Wild that runs up to the ridge line, is being developed. And there will be a new “Age Qualified” community to be opened in 2016, it will be the first of its type in 10 years. 

BLM 
 The Bureau of Land Management sold various parcels in December, this was great news for home builders in the Summerlin area. “America West purchased land at Ford Avenue and Torrey Pines Drive; Montessouri Street and Shelbourne Avenue; Edmond Street and Gary Avenue; Edmond Street and Richmar Avenue; and along Lindell Road. DR Horton bought land at La Cienega Street and Starr Avenue; and Gilespie Street and Neal Avenue. Pardee bought land at Valadez Street and Camero Avenue. The Lewis Group of Cos. purchased parcels at Serene Avenue and Hualapai Way; Tee Pee Lane and Serene Avenue; and Grand Canyon Drive and Meranto Avenue.” 

Custom Million-Dollar Homes and 555 Acres of Development 
 Mid- 2014, The Discovery Land Co. joint venture will build a community just south of The Ridges and west of the Siena age-restricted community with sales commencing by year’s end. There will be 555 Acres developed with a plan to include a private “Tom Fazio-designed, 18-hole golf course with a clubhouse, a fitness facility and a spa”. It is expected that more than 200 of the sites are planned for custom million-dollar homes. 

High-End Luxury Rentals 
By year’s end we are expecting residents to move into The Constellation, a high-end rental community that sits on 4.5-acres at Griffith Peak and Town Center drives. The 124-unit, gated luxury rental residence complex is a joint venture of Hughes and The Calida Group. Additionally a three-story, 170,000-square-foot project with one- and two-bedroom homes ranging from roughly 1,000 to 2,040 square feet also is underway. “Resident amenities are set to include: a state-of-the-art fitness center; a spa with tanning services, an on-call masseuse and aesthetician; and a resort-style pool area with cabanas. Third-floor homes include 20-foot ceilings along with a private walk-up to a mezzanine level and a fourth-story rooftop deck. Some residences will have attached garages.” 

The Paseos-New Ideas in Residential Development 
“The Paseos, the village west of The Vistas, is ready to sell homes with active-lifestyle elements, multi-generational floor plans that include rooftop decks and patio doors that slide into walls like pocket doors to open up the living area to the outdoors.
