Is your Las Vegas Home Value Increasing?

February 2016 Statistics: Below are two different maps that appear to be very similar. The maps compare February 2014 vs February 2015. The maps are broken down by Las Vegas area zip codes and color coded to show boundaries based on areas of town. The difference is the first map shows home value appreciation for Single Family Homes Valued at $400,000.000 plus, while the second map shows Las Vegas Home value appreciation for Single Family Homes Valued less than $399,999.00. Different parts of town are appreciating at different rates and differently in different price ranges.

Is there a positive or negative number represented in your area of town? A positive number shows an increase. Keep in mind little change shows a very stable market. A negative percentage shows a decline year over year, but since real estate is a local market, and values have climbed in the past few years it's somewhat normal to see some variation.

Underwater homes: The greater Las Vegas area has less than a 30% count of homes that are still underwater, much different than in years past and we still see a decreasing trend. There is a lot of pricing competition for new homes. The median home value in Las Vegas currently is $220,000.00 . 
On Average, for single family resale homes, the price per square foot is $120.00.

Below are two different maps that appear to be very similar. And that's because the maps are broken down by Las Vegas area zip codes and color coded to show boundaries. Las Vegas Home Values are appreciating at a healthy pace around the greater Las Vegas area. The May 2015 Price Appreciation map shows a breakdown by zip code for year over year appreciation rates. Appreciation changes are May 2014 vs. May 2015.

June 2015 Las Vegas home appreciation numbers by zip code have not yet been published, however, the Greater Las Vegas Association of Realtors has reported the following statistics.

The median price of homes sold through its Multiple Listing Service during June was $220,000, up 10.1 percent from $199,900 one year ago. Meanwhile, the median price of local condominiums and townhomes, including high-rise condos, sold in June was $115,000. That was up 5.5 percent from $109,000 one year ago.”  Appraisers just don’t seem to get it. We are seeing issues because buyers are willing to pay what the contract says, while an appraiser doesn’t want to value the home for the current market.  The increase in value is great news for home owners looking to sell their Las Vegas home, as the market is appreciating at a healthy rate. Compared to June 2014, 14.2 percent more homes and 6.3 percent more condos and townhomes sold this June. There are fewer homes on the market than what is considered a balanced market, available homes in Las Vegas “for the month of June was 13,740, down 0.7 percent from one year ago.”

“Compared to one year ago, total sales volumes in June were up 23.5 percent for homes and up 13.2 percent for condos.” With average days on market at approximately 60 days, inventory is moving quickly. It’s a great time to list and sell your Las Vegas, North Las Vegas, Centennial Hills, or Summerlin home.
